Lakewood Ranch's Latest Village

Lakewood Ranch is adding another new village to the award winning master planned community.  Country Club East or "CCE" opened in March 2008 and it promises to be something special.  CCE is a 1,000 acre private gated community (all roads are private) located East of Lorraine Road and North of Masters Avenue.  CCE will feature about 904 units developed around 18 holes of golf, for now.  Future expansion and a second golf course are planned.

Amenities-Existing and Planned

CCE will feature many family-friendly amenities.  The Rick Robbins-designed golf course, opened in January 2008, is a modified links style with a distinct "Pinehurst" feel.  The Clubhouse, although beautiful, will be more casual than the Country Club Clubhouse giving members more dining options.  Planned tennis courts (including one stadium-style court) with a tennis shop and locker rooms are scheduled to be ready in Summer 2010.  Also expected in 2010 is a planned resort-style pool with various water park features, such as a tower slide, a lazy river, and a snack bar.  An outdoor cafe overlooking the pool is also planned.  There will be fitness facilities and a park just outside the gates next to Willis Elementary School.  All of these facilities, except the park, will be owned and operated by The Lakewood Ranch Golf and Country Club.

All of the lots in CCE will include a Bronze membership (dining and pool privileges) in the Lakewood Ranch Golf and Country Club.  Membership can be upgraded to a higher level if desired.  All members of the Club will have privileges at the new facilities in the CCE, and the existing Club facilities, for the membership category they select.

Builders

As a separate village, CCE will have its' own distinct homeowners association but it will be a continuation of the feel and style of the existing Country Club Village.  Many of the same builders will participate in this village, including John Cannon Homes, Lee Wetherington Homes, Gibralter Homes, Neal Communities, Westwater Construction, London Bay Homes, Peregrine Homes and Todd Johnston Homes.  Lot sizes will be similar to the current Country Club.  Maintenance-free Leopard Creek will have 52',62' and 76' lots.  Camargo and Royal Valley will have lot sizes of 100' and 125'.

As a part of the designated "Green" area of Lakewood Ranch, all homes will be built to Florida Green Building Coalition standards.  This means they will meet rigorous specifications for energy efficiency, clean indoor air, sustainability and drought-tolerant landscaping.

1. Q. Is CCE a private, gated community where access can be denied?

A. Yes, all of the roads in CCE were financed with private funds so we can deny access.

2. Q. Will CCE residents have access through the CC Village gates with a CCE transponder?

A. Yes, 24/7 except for the Players Dr. gate and Lakewood Ranch Blvd./The Masters Ave. gate. CC Village residents will have 24/7 access to most CCE gates also.

3. Q. When will the gates at Ravelston and Players Dr. be transponder activated at night?

A. Once we have our first resident (anticipated fall 2008) at least the Ravelston gate will be transponder activated at night with a guest call system. We anticipate keeping the gates open temporarily during the day to make access for prospect traffic easier. Ultimately these two gates will be transponder activated only.

4. Q. When will the main entrance at Players Dr. and The Masters Ave. be open?

A. Our current target date is Fall 2009; however, that is subject to change based on the pace of home sales.

5. Q. What privileges are included with a Bronze membership?

A. Bronze memberships include dining and pool privileges at all facilities. To learn more about the Club offerings please contact Maureen LaTessa in the Lakewood Ranch Golf and Country Club membership office at 941-757-1846.

6. Q. How do I become a Bronze member?

A. Within 30 days after taking title to your lot/unit you should apply for membership at the clubhouse in The Country Club village.

7. Q. What are the dues for a Bronze membership?

A. The 2008 monthly family dues are $100; monthly single dues are $85.

8. Q. What if I can’t use the Club facilities until I move into my house?

A. The Club will waive dues for up to 18 months from your contract date until the earlier of that 18 months, the Certificate of Occupancy date of your home, or you wish to use the facilities on a regular basis.

9. Q. What if I want another category of membership?

A. The Membership Fees at the time you took title to your lot/unit would be credited towards the Non-refundable Membership Fees of the membership category you want at the time you choose to upgrade.

10. Q. What if I am already a member of Lakewood Ranch Golf and Country Club?

A. The Membership Fees for a Bronze membership at the time you took title to your lot/unit would be given to you in the form of Club Cash or a gift card to be used for purchases at the Club.

11. Q. If I sell my home in Country Club East can I retain my membership?

A. Yes. You may continue to be a member of the Club.

12. Q. If I sell my home in Country Club East can I sell my membership to my buyer?

A. No. Memberships are only included with the initial sale of a lot. Memberships for resales must be handled by the Club.

13. Q. If I sell my home in Country Club East and resign from the Club will I get any money for my membership?

A. Only those Membership Fees that are refundable (Membership Deposit amounts) would be returned once your membership is sold per the Club Plan. Until all memberships are sold in a particular category, resigned memberships are refunded once four new memberships are sold. This would apply to downgrades also (e.g., downgrade from Platinum membership to Gold membership). However, if the person purchasing your home takes the same category of membership you had, then your membership will be considered sold when your home purchaser is accepted as a member of the Club.

14. Q. If I resign after selling my home in Country Club East but my home purchaser does not take the same membership category when do my monthly dues cease?

A. Per the Club Plan, dues for the resigned or downgraded category continue until the earlier of the sale of your membership or six (6) months from your resignation date.

15. Q. If I purchase a second lot/unit in Country Club East do I get a second Bronze membership?

A. Yes. A Club Bronze membership is included with each lot/unit in Country Club East. You will pay monthly dues on that membership also. However, there are provisions in the Club Plan that would allow you to arrange for another family to use your membership privileges, in particular if you are renting one of your homes.

16. Q. Is there a food minimum associated with the dining privileges?

A. No. There are no food minimums enforced with dining privileges associated with membership.
